This exciting project for the Town of Gawler was a combination of new structure, tenancy fitout and restoration of existing buildings to form the new Pheonix Plaza. The precinct itself consists of 5000m2 of retail outlets and a three level car park. The new installation consisted of precast walls and structural steel with concrete floors. Architecturally, large galvanised and powder-coated metals screen the car park steel structure from the street, giving the building a contained look. The ramp and lift shaft were also constructed from precast concrete.
Restoration of existing heritage buildings was also required in the works to utilise the spaces as offices and café dining. Some new structural steel work was required, as was precast concrete and timber frame work to support the existing façade and internal walls of the building. All external brickwork of the existing buildings was restored back to its former glory.
The new buildings covered the entire area of the site which made construction challenging at times due to the restrictions in space. This meant that works and deliveries on site had to be cleverly scheduled to ensure that trades did not interfere with concrete or steel erection or concrete pours. The majority of the architectural screens and metalwork was erected from a crane located in the centre of the site rather then disrupting traffic in the busy main street of Gawler.
Much of the existing structures were retained and where new was required this was constructed to match the existing details. The car parking is hidden by the architectural metalwork and combined with the restored and new structure, the construction certainly adds to the eclectic mix of old and new building in this historical town.
